Old Mill


The Old Mill blends rustic charm with modern comfort, retaining original features like its stable-style door and opening into a spacious, double-height living area with a striking woodburning stove at its centre. The aubergine-toned kitchen is fully equipped for relaxed holiday cooking and includes a sociable island, fan oven, hob, dishwasher, fridge-freezer and Nespresso machine, along with artisan crockery and glassware. Upstairs, the original mezzanine has been transformed into a romantic bedroom with a king-size bed, roll-top bath and en-suite with a rainforest shower and Meraki spa products. The cottage also includes a downstairs toilet, Freeview TV, WiFi, books, games and a large dining table seating six, extendable to twelve on request. Outside, there’s a woodland garden with seating and access to scenic walks around the Dod Mill site, where you might spot deer, otters, owls, or even salmon leaping in the river.

The Bothy


The Bothy is a stone-built holiday cottage with original barn features, including exposed beams, stone walls and a striking double-height ceiling. The spacious open-plan living, dining, and kitchen area is bright and inviting, centred around a wood-burning stove with unlimited logs. Above the kitchen, a mezzanine bedroom offers a cosy kingsize bed (which can be split into twins), while a second twin bedroom leads to a shower room with fluffy towels and Meraki spa products. The cottage includes free WiFi, a TV, Bluetooth speaker and thoughtful touches like a Nespresso machine, artisan crockery, Egyptian cotton linens and a well-stocked kitchen. Outside, a private walled garden with seating and a chiminea looks out to apple trees and the peaceful Dod Mill grounds.

Fishing Hut


This is a unique off-grid cabin set right on the banks of the Boondreigh River, tucked away across the bridge from the main Dod Mill site. Inside, the wooden part of the cabin features an Esse Bakeheart stove for both heating and cooking, a day bed, sofa and a cosy reading nook. The vintage caravan section houses a snug double bed with linen and extra blankets, though taller guests should note its compact size. A small kitchen includes a cold water tap, cast iron pans, crockery and a cool box. Lighting and charge points are solar powered, heating is from local wood and a high-tech compost toilet sits just outside. While there’s no shower at the cabin, guests can use the Wash House nearby, which also has a flushing toilet and laundry facilities. It’s a charming spot to unwind, watch ducks glide past, spot herons overhead, or, with luck, catch a glimpse of an otter at dawn or dusk.

Stilt House


This is a stylish, light-filled studio cabin offering the charm of a treehouse with the comfort of modern living. Perfect for one or two guests (or up to four snugly), it features chic interiors, a cosy woodburner, bed linen and beautiful views of the river and mill pond. The main living space includes a built-in king-size bed with storage, a small sofa bed and a compact kitchen with a mini-fridge, cooking essentials and the versatile Esse Bakeheart stove for baking, grilling, or cooking on the hot plate. There’s also a single electric hob and an outdoor fire pit for campfire meals. A private shower room and flushing loo are just 30 metres away, with towels and eco-friendly toiletries provided. Rain or shine, you can relax outside under the stilted cabin or by the pond.

Visiting the Area


The Royal Burgh of Lauder is less than four miles away and offers a delightful mix of local charm and character, with an artisan deli, traditional butcher, baker, a fantastic fruit and veg shop, an art gallery, as well as a selection of restaurants and pubs. Nearby, the enchanting Thirlestane Castle adds a fairytale touch to the area, making it a great destination to explore. Other places to visit include:
