Accommodation

The open plan living area features three double aspect windows and French Doors leading to a private rear courtyard. It offers a cosy seating area with sofas, a large flat screen TV, DVD Player and Bluetooth Soundbar, along with a selection of books, maps and games. The wood burner style electric fire and night storage heaters ensure warmth and comfort throughout.

The spacious dining area, part of the open plan layout, comfortably seats six, perfect for enjoying meals prepared in the fully fitted kitchen. The kitchen features cream shaker units, a ceramic hob, electric cooker, microwave, fridge/freezer and dishwasher, equipped with ample china, cutlery and cooking essentials. Additional amenities include a cafetiere, electric kettle, toaster and plenty of cupboard space for storing provisions.

The bedrooms, situated under the sloping rooflines with exposed beams, add to the cottage's character. The master bedroom offers views over the garden and Maltings Green, a king-size bed, antique style wardrobe and an en-suite bathroom with a spacious shower. The second bedroom includes a double bed and overlooks the cottage's rear and fields beyond, while the third bedroom features twin single beds and views of the cottages and fields.

A family bathroom on the ground floor provides a full-size bath with a shower attachment, separate shower enclosure with a power shower, WC, wash basin, heated towel rail and slate tiled floor. A laundry cupboard houses a washing machine and tumble dryer, while another utility cupboard contains the water heater.

The cottage's front lawn and patio area are enclosed for privacy, featuring mature shrub hedging, a large teak table with chairs and a sun parasol and a relaxed seating area surrounded by fragrant lavender bushes. An additional patio with a built-in brick charcoal BBQ catches the evening sun, overlooking the communal green with mature trees and flint walls shared by the Maltings Cottages. A private rear courtyard offers a secluded outdoor space with garden furniture and clothes drying facilities.

Barley Cottage benefits from two private parking spaces at the end of a shingled drive in a large shared car park area with the other Maltings Cottages, ensuring convenient access for guests.

Barley Cottage is near the village green, yet in a peaceful backwater. It is just a minute's walk from Burnham Market’s shops and restaurants.

North Norfolk is an area of outstanding natural beauty. Huge rolling fields spread down to the heritage coast. It offers pine forest walks, coastal paths and miles of sandy beaches. The coast is rich in bird life throughout the year. Details of many walks can be found in the cottage.
