Upcott House is a grand Grade II listed Regency manor, steeped in history and rich with period charm, the house and grounds are full of surprises, from the intriguing 'air raid warden's office' to the striking ancient tree skeletons, each offering a glimpse into its captivating past and family heritage. The estate features two holiday cottages and four unique apartments, all arranged around a courtyard.

Upcott Cottage - Sleeps 4 + infant

Upcott Cottage has been beautifully restored to maintain its original charm while featuring a modern interior. The cottage includes one double bedroom and one twin, a bathroom with W.C and electric shower, a comfortable living room with a 40-inch digital TV and a newly fitted kitchen/dining area equipped with an electric cooker, fridge/freezer and microwave. Guests can enjoy a private patio with outdoor furniture and a barbecue, along with stunning views from every room. Up to two dogs are welcome to join you during your stay.

Tracy - Sleeps 4

Tracy is a spacious, self-contained one-bedroom apartment located on the first floor, accessed via a staircase from the courtyard. This light and airy apartment accommodates 2 adults, with space for two folding beds for young children and a cot, making it ideal for families. It features a double bedroom, bathroom with shower and free broadband Wi-Fi. Guests can enjoy spectacular estuary views, and up to two dogs are welcome to join. A child's cot and highchair are also provided for convenience.

Grenville - Sleeps 8

This a spacious two-storey apartment, perfect for family gatherings. The large lounge/diner features a fireplace and steps up to French doors that open into a sunroom with patio furniture. It has three bedrooms, two with double beds and one with two single beds, with room to add two extra beds if needed. A child's cot is also available. The apartment includes a bathroom with a shower and W.C., as well as an additional W.C. downstairs for added convenience.

Fortescue - Sleeps 4(+2)

Fortescue is a spacious, self-contained two-bedroom apartment on the first floor, accessed via a staircase from the courtyard. Featuring large windows with stunning countryside views, the apartment is bright & airy. It includes a double bedroom and a twin room, accommodating 4 people, with the option to sleep up to 6 using a 4ft folding bed in the lounge. A child’s cot is also available, making it a perfect choice for families seeking a comfortable and scenic retreat.

Courtney - Sleeps 8

Courtney is a large, two-storey apartment, accessed through the enclosed courtyard. It features three bedrooms, comfortably sleeping 6 to 8 people. Two of the bedrooms have double beds, while the third has two single beds with space for two additional beds if needed. A child’s cot is also available. The rooms are large, airy and comfortably furnished, with lovely views overlooking the garden, making it an ideal retreat for families or larger groups.

Carriage House - Sleeps 4

Carriage House is a conversion of a historic carriage building, set in a traditional Devon cobbled courtyard furnished with tables and chairs for outdoor relaxation. Accommodating 2-4 people plus a cot, it features one double bedroom, two single beds and a bathroom with a shower. The apartment is equipped with a 32-inch Smart TV, free broadband Wi-Fi and a child’s cot and highchair are available. Up to two dogs are welcome, making it a perfect getaway for small families or couples with pets.

Onsite Facilities

A key feature of the estate is the fully enclosed, heated swimming pool (45 feet by 15 feet), complete with a patio and seating area. Guests can also enjoy a designated barbecue area and a large grassy children’s play area, which includes a portable badminton net and a 14-foot trampoline with full safety netting. The estate offers ample space to explore, with gardens, woodlands and fields open for walks, though dogs must be kept on a lead throughout. Inside the main house, there's a cosy, fully licensed residents' bar and a traditional snooker room with a full-size table. Free-range eggs from the estate are available for purchase.
