Maple Barns consists of a stunning barn conversion & holiday cottage set around the courtyard of The Limes, a Victorian coach house. We are situated in the centre of the village of Swanton Morley, which in turn is in the heart of beautiful rural Norfolk.

Owl Barn and Pheasant Barn

Maple Barns sits within the grounds of The Limes, an attractive Victorian coach house with stables and full courtyard. Each barn has its own private garden at the rear, with views over rural Norfolk farmland, and enjoys the use of a patio and off road parking.

The interior of each barn is of the very highest quality, but retains rustic and spacious characteristics such as original brickwork, traditional beams and a wood burning stove. The kitchens, bathrooms, bedrooms and en suites are all fully equipped, ensuring the comfort of your stay in Norfolk.

Relax on luxurious sofas in the lounge, which also enjoy a modern flat screen TV, DVD player, and midi Hi-Fi system.

In the fitted kitchen you will have all the facilities to provide for self catering, including hob, oven, toaster and microwave. Enjoy your meal on the solid country pine furniture, or make use of the private patio accessible through the French doors of the lounge. But if you prefer eating out, the nearby Darby's freehouse pub is just a few minutes walk and provides an excellent menu, and has a lovely beer garden with play area for the children.

Each barn's upstairs bedroom has a solid wooden double bed, with top quality linen provided. These rooms also have a fitted wardrobe, TV, and en suite facilities. Both barns also have a further downstairs bedroom, with bathroom facilities.

A highchair and cot are available for those visitors with very young children.

Hedgehog Cottage

We also offer charming accommodation in Hedgehog Cottage which sleeps up to 4 people. The property comes with a cosy lounge with leathers sofas, TV and a toasty wood burning stove. A fully equipped kitchen comes with an oven, hob, dishwasher, microwave and fridge freezer. The dining room has a country style dining table for 6. French doors open onto an enclosed garden with patio furniture.

Two bedrooms are upstairs: a king and a twin room. Both rooms have a TV. On the ground floor there is a bathroom with a bath, shower and WC.

Hare Barn

This barn sleeps up to 5 people. There is a fully equipped kitchen/dining room with dining table, oven, hob, dishwasher, microwave & fridge freezer. The lounge has luxury sofas, TV and a wood burning stove. There are 3 bedrooms - a king size bedroom with en suite shower room, a twin and a single bedroom. Outside there is an enclosed garden with patio, garden furniture and a hot tub.

All of the properties have free access to a small onsite gym.

Local Area

There are many lovely walks nearby and cycle routes which take you down quiet lanes or across country. If you wish to explore further afield, then most of the North Norfolk coast is within half an hour’s drive and the nearby A47 makes the whole of the county easily accessible.

Dereham is only 3 miles away and has all the facilities you would expect in a modern town, including all the major banks and building societies, large supermarkets, a wide range of churches and many independent local shops. For relaxation there is a cinema, golf course, swimming pool, tennis courts and a 10 pin bowling alley. There is also a thriving traditional market on Fridays and a local farmers market on the 2nd Saturday of each month. For eating out there is a range of cafes and pubs from trendy to country style. Not far from Dereham you will find numerous golf clubs, including Barnham Broom and Wensum Valley.
