Okeltor Boat House is a unique waterside self catering property built within the walls of an eighteenth-century granary with its own quay and slipway on the upper tidal reaches of the River Tamar. Recently renovated to modern standards with storage heaters and a wood burner for year-round comfort.

Situated in the Tamar Valley Area of Outstanding Natural Beauty and World Mining Heritage Site with SSSI status, this is a comfortable and peaceful retreat for those who love wildlife and the countryside –with the additional option of exploring the river in your own boat. Sleeps 4 in 2 bedrooms.

Accommodation

Parking for cars and trailers on grass.
Covered steps up to a hallway with space for wet coats and muddy boots.
Back door to rear terraced garden with picnic table and bench. Views over the river to Devon countryside. Gate at the top onto Tamar Discovery Trail.
Door to the first-floor accommodation. Architect designed to reflect the industrial heritage, with a fully glazed ridge creating an exceptionally light and spacious feel.
Lounge, dining and kitchen area (6.5m x 5.0m) with corner toilet/shower room. Windows overlooking the river and glazed double doors onto a south-facing balcony.
Main bedroom with 5ft double bed, and a small bunk bedroom, both with windows to rear garden. Top bunk with own window to the river!
Double futon in the lounge for flexibility if needed. However, the accommodation is suitable for a maximum of 4 adults.
The kitchen is equipped with an electric oven & hob and a microwave. There is a TV/DVD player and a radio. The heating is provided by night storage heaters and a woodburning stove. Linen and towels are provided.
Outside there is a very unusual BBQ located in the chimney of a ruined cottage, a bag of charcoal will be provided.
Not suitable for young children.
No smoking.
No pets.
Very peaceful and quiet (mobile signal poor).

Visiting Calstock & Exploring Cornwall

The property is half a mile up-river from Calstock, where there is a shop and two pubs serving food. Calstock station is about three-quarters of a mile away, with a regular service to Plymouth and connection with mainline trains. Cotehele House (National Trust) is about two and a half miles downstream.

One of the best ways to explore the Tamar Valley is by boat. Once a very busy thoroughfare serving the mines, quarries, brickworks, lime kilns and market gardens it is now peaceful. Very occasionally a tripper boat from Plymouth passes by on its way to Morwellham but now it is mainly used by canoes, dinghies and the local rowing club.

Above the Boathouse the river winds through a deeply incised valley with steep wooded slopes and craggy rock outcrops. Ducks, heron, cormorant and sometimes kingfishers will accompany you upriver while buzzards circle mewing overhead. Otters are there but seldom seen. Upstream landing is possible at Morwellham (fee payable) – about 1/2 hour in a canoe - and the weir and entrance to the old manure canal is reached in 1 hour.
