98 Fountain Villas is a Grade II listed Georgian-style house built in 1847, located in the heart of the well-known tourist town of Matlock Bath in the Derbyshire Dales. Set on the edge of the Peak District and within the Derwent Valley World Heritage Site, it offers an ideal base for discovering the beauty and history of the region.
Accommodating up to 16 guests, the villa is perfectly suited for large families or groups of friends wanting to enjoy a holiday together or celebrate a special occasion. The house is comfortably furnished and well equipped, providing a welcoming and relaxing place to return to after days spent exploring the surrounding countryside and attractions.
The entrance to 98 Fountain Villas opens into a beautiful hallway with high ceilings and original period features. To the left is the dining room, which overlooks the promenade and river and offers enough space for sixteen guests to dine together in comfort. After a shared meal, guests can move across the hall to the spacious lounge, which has comfortable seating for everyone and a wall-mounted smart TV, as well as a selection of books and games for all ages.
Toward the back of the house is the fully equipped kitchen, fitted with a large range cooker with gas hobs and electric ovens, a dishwasher and an integrated fridge. It is stocked with all the crockery, glassware and utensils needed to prepare meals for a full house. A walk-in pantry provides additional storage along with a fridge freezer with an ice maker and a washing machine. The ground floor also includes a useful cloakroom for coats, boots and shoes, as well as a downstairs WC.
Climbing the original balustraded staircase brings you to the first floor, which features four bright, south-facing bedrooms and a family bathroom. Bedroom one has a king-size bed and an en-suite shower room, while bedrooms two and three each have a double bed and space for a cot if needed. Bedroom four is also furnished with a king-size bed. A large bathroom with a shower and double vanity unit serves this floor. All rooms are decorated in calm, elegant tones with furnishings that complement the home’s period character.
The second floor offers three additional bedrooms and a further family bathroom. Bedroom five includes a king-size bed and en-suite shower room, while bedrooms six and seven each have three single beds, making them ideal for families or groups. A separate breakfast kitchen on this level is perfect for a relaxed start to the day, with seating for eight, a larder fridge and everything needed for hot drinks, toast and cereals. This room also provides access to the rear garden and patio.
Outside, a large driveway at the front of the property offers parking for up to five cars, along with a seating area overlooking the promenade. A side path leads to the enclosed rear garden and patio, which can also be reached directly from the breakfast kitchen on the second floor.
Located along Matlock Bath’s promenade, 98 Fountain Villas is just a short stroll from a variety of cafés, restaurants and pubs. Directly opposite the house, the Jubilee Bridge crosses the River Derwent and leads to the scenic Lovers’ Walk, where riverside paths, children’s play areas and the historic park offer plenty to explore. In September and October, the Matlock Bath Illuminations transform the area with colourful lights, decorated boats parading along the river at weekends and, on Saturday nights, a spectacular fireworks display from the clifftops.
