Waterfall Farm Holiday Cottages offer self catering accommodation located in the village of Swanton Morley near the town of Dereham in Norfolk. There are a total of three holiday cottages to choose from that have all been converted from 19th century barns.

Guests have the use of a lovely swimming pool and fishing is available just two hundred yards away.

There is a spacious lounge/dining area that has comfortable seating and a TV. The kitchen is fully equipped offering everything you need for a self catering holiday.

This self catering cottage sleeps up to four people with one double bedroom and one twin bedroom. The bedrooms share a bathroom with a separate shower, bath, toilet and wash basin. The lounge/dining area is open plan making a spacious and bright room with a TV and comfortable seating. The kitchen has everything you will need during your self catering break.

Our charming cottage sleeps 5 in one double, one twin and one single bedroom. Unwind in the cosy lounge, whilst a separate dining room comes with a dining table. Cook up a storm in the well-equipped kitchen which has a breakfast bar, dishwasher, and separate fridge and freezer. The main bedroom comes with an en suite bathroom and there is also a wet room. Outside there is a private patio area which offers stunning views over the fields.

All of the cottages have use of the onside barbeque area and children's playground that offers swings, slides, a sand pit, a play house and a trampoline.

There are also a variety of animals that can be seen in a smallholding. Our own free-range eggs are available.

There are many walks in the area as well as the opportunities for cycling, horse riding, fishing and golf.
