Less than an hour’s drive from Exmoor and Dartmoor, South Farm provides stunning views, shared facilities and fishing on well-stocked lakes.

Accommodating up to 46 guests, South Farm is ideal for large groups celebrating special occasions like birthdays, anniversaries, or stag and hen parties. The Farmhouse (sleeps 10) and its annexe, Oaktree Cottage (sleeps 6), can be rented together or separately. Additional options include Stables Cottage (sleeps 6), Cinders Cottage (sleeps 6), seasonal Carp Lodge (sleeps 6), Coshes Garden (sleeps 5), Lake Cottage (sleeps 4), and Swallow Cottage (sleeps 2).

The Farmhouse with a hot tub is a luxurious 17th-century Devon longhouse for up to 10 guests, featuring five bedrooms (including an en-suite master), three bathrooms, a conservatory and a large enclosed garden. It boasts a spacious lounge with a 40" TV with Sky, wood burner and inglenook fireplace, a fully equipped kitchen with a Rangemaster cooker and WiFi throughout. Guests can enjoy stunning views, a private hot tub (charges apply) and the option to connect to Oaktree Cottage to accommodate 16. Parking for three cars is included, with extra by arrangement. The ground floor features a fully equipped kitchen, a dining area opening onto a patio and a twin bedroom with en-suite. The cosy lounge has a wood-burning stove, large windows and garden views. Stable Cottage is a spacious, single-storey, three-bedroom property with a private garden offering stunning views of farmland and distant woods. Accessed via a car-free courtyard or through a large conservatory from a parking space, it features a bright lounge/diner with a wood burner, 32" Freeview TV and DVD player. The fully equipped kitchen includes a cooker, fridge/freezer, dishwasher and microwave. There’s a double bedroom off the living room, two twin bedrooms and a large bathroom with a shower over the bath and a washer/dryer. Outdoor furniture and a charcoal BBQ are provided for enjoying summer evenings. WiFi, electricity, heating and a basket of logs are included.

Cinders Cottage is a single-storey, three-bedroom property with beamed ceilings and stone walls, accessed via a car-free courtyard. Patio doors open to a private garden with furniture, a barbecue and stunning views extending to Exmoor. The spacious lounge/dining area features a wood burner and an open-plan kitchen equipped with a cooker, washing machine, dishwasher, fridge/freezer and microwave. Bedrooms include a double with a TV and hairdryer, a twin room with beautiful views and a small room with full-size bunk beds. WiFi, electricity, heating and a basket of logs are included.

Carp Lodge is a spacious two-bedroom wooden lodge with a large kitchen equipped with a cooker, fridge/freezer, washing machine, dishwasher and microwave. The open-plan lounge/dining area offers plenty of room and the lodge sleeps six across a double bedroom, a twin room with two single beds and a set of bunk beds. With night storage heating, a large covered veranda and lovely views over Home Lake and the surrounding woodland, it’s a cosy retreat. WiFi, electricity and heating are included.

Coshes Garden is a charming single-storey, two-bedroom cottage with beamed ceilings and stone walls, accessed via a car-free courtyard. Patio doors lead to a private garden with furniture, a barbecue and stunning views to Exmoor. The lounge/dining area features a wood burner and an open-plan kitchen with a cooker, dishwasher, washing machine, fridge/freezer and microwave. Bedrooms include a double with a TV and hairdryer and a second room with bunk beds and a single bed. WiFi, electricity, heating and a basket of logs are included.

Lake Cottage is a charming, compact retreat with lake views from every window, just 30 metres from Home Lake, perfect for fishermen. It features a tiled entrance, an open-plan kitchen with a washing machine, dishwasher, fridge/freezer, cooker and microwave and a cosy dining/living area with a wood burner. The main bedroom has a double bed, with a second bedroom containing bunk beds accessed through the main bedroom (as is the bathroom). WiFi, electricity, heating and a basket of logs are included.

Swallow Cottage is a cosy, budget-friendly option located in the central car-free courtyard, just 50 metres from Home Lake, perfect for fishing. It features a front porch, a backdoor leading to a verandah, a separate fitted kitchen and a spacious dining/living room. The large bedroom with a double bed adjoins the bathroom. The cottage has oil-fired central heating, with WiFi, electricity and heating included.

The extensive grounds at South Farm feature picnic tables, BBQs, a children’s play area with a trampoline and play tower and a tennis court for a quick game. A games barn offers badminton, table tennis, toys, books and board games for children, while adults can enjoy the gym, hot tub and solar-heated seasonal outdoor pool. Nearby, three well-stocked carp and coarse fishing lakes provide a haven for anglers. All cottages are pet-friendly, with dogs welcomed for £40 per week and they’ll love exploring the surrounding woodlands and open fields.

We are ideally located for exploring Devon’s attractions, including the Jurassic Coast, beaches, moors and seaside towns like Lyme Regis and Sidmouth. Guests can enjoy coarse fishing, strolls through quiet lanes, access to Woodland Trust woods and nearby activities such as Sheldon Equestrian Centre, Hollies Trout Fishery and a local milking parlour (by arrangement). The tranquil setting is perfect for cycling and nature walks.
