Our five self-catering apartments and holiday cottages near Grasmere, sleeping between two and five people, are set within a charming yard on a converted farm. Just a short walk from the picturesque village of Grasmere, these 17th-century heritage cottages enjoy a sunny, elevated position surrounded by some of the most stunning scenery in Britain.

We offer three individual 4-star Gold self-catering holiday cottages: The Cottage, The Smithy, and The Farmhouse, the latter being our 5-star Gold property. In addition, we have two 4-star Gold self-catering apartments, The Byre and The Fold, both thoughtfully converted from the original farm buildings and available for short breaks starting from just one night.

The cottage garden leads to an entrance hall and a large, refurbished kitchen with a farmhouse dining table, feature fireplace and modern appliances including a dishwasher, washer/dryer, fridge-freezer, microwave, induction hob and coffee machine. Steps lead down to a cosy lounge with plush seating, a Smart 4K TV, cobblestone feature wall, log burner and windows framing breathtaking fell views. Upstairs are two bedrooms with stunning outlooks, one superking that can be made into twins and a double with its own wash basin, plus a family bathroom with shower bath. Crisp linen, fluffy towels and Pure Lake toiletries are provided. Outside, a south-facing private garden offers mountain and valley views, seating, a BBQ and a perfect spot to watch the sunset over Helm Crag. The cottage includes parking for one car.

The Smithy is a single-level cottage with breathtaking views, featuring french doors that open onto a private sitting area. Inside, the open-plan living space includes a cosy log burner, sofa, 55" Smart 4K TV with sound bar, WiFi and a fully equipped modern kitchen with oven, induction hob, microwave, Nespresso machine, fridge-freezer, dishwasher and washer/dryer. The king-sized bedroom is styled with calming, neutral furnishings and the large bathroom offers both bath and shower. Guests are provided with crisp linen, fluffy towels and Pure Lake toiletries. Outside, an enclosed south-facing garden with a BBQ is perfect for sunrise and sunset views, with parking for one car right at the door. Babies not yet walking stay free, with travel cots available on request.

Once the heart of Broadrayne Farm, this Grade II listed Lakeland cottage has been beautifully restored into a luxurious retreat where original charm meets modern comfort. The spacious open-plan living area features a high-end kitchen with integrated appliances and a Nespresso machine, a roaring log burner with complimentary logs, an L-shaped sofa and a 55-inch smart TV, all framed by beams and picture windows with stunning fell views. Upstairs, the master bedroom has a superking bed, breathtaking views and an ensuite with a deep bath and rain shower. A second superking bedroom, also with fell views, includes an ensuite with a large rain shower and space for a pull-out bed, while a cosy single room overlooks the farm. An additional WC with washer dryer and heated towel rail adds convenience. Outside, a private enclosed patio with heater, dining set and BBQ is perfect for evenings, while a separate garden offers uninterrupted views across the Vale of Grasmere and its ever-changing scenery.

The Byre is a stylish single-level apartment with spectacular views of Helm Crag and Steel Fell. Its open-plan layout includes a modern kitchen with high-quality appliances, a dining space, a cosy lounge with log burner, corner sofa, Smart 4K TV, SONOS system and WiFi. The king-sized bedroom is designed with calm, neutral décor and the spacious bathroom offers both a bath and separate shower. Guests are provided with crisp linen, fluffy towels and Pure Lake toiletries. Outside, a private enclosed seating area with a BBQ makes the perfect spot to watch the sunset over the fells and enjoy the stunning views.

The Fold is a compact 13m² studio apartment on one level, styled with calming neutral décor. It features a full-size double bed, a small dining and kitchen area with combi microwave oven, induction hob and fridge-freezer, plus an ensuite bathroom pod. A comfy armchair, wall-mounted 4K Smart TV and WiFi throughout make it a cosy self-catering retreat.

Our onsite bistro is known for its seasonal menus inspired by farm heritage, serving rustic Cumbrian classics, nostalgic British favourites and modern dishes that are hearty and soulful. With a focus on local sourcing, ingredients include fresh eggs from the farm’s hens and ducks, seasonal vegetables from the kitchen garden and Herdwick lamb from nearby fields. Offering a relaxed alternative to fine dining, The Yan welcomes everyone, from walkers fresh off the fells to families celebrating special occasions, with a warm, friendly atmosphere. A kids’ menu is available, and well-behaved dogs on leads are also welcome.

Just moments from the lively village of Grasmere, The Yan at Broadrayne is an ideal base for exploring the Lake District, whether you’re hiking, cycling, swimming or simply unwinding with the views. With Helm Crag, Easedale Tarn, Loughrigg Fell and the Coast to Coast Path all accessible directly from the doorstep, you can set off on foot and head straight into the fells without needing a car.

Perched in a sunny elevated spot, The Yan is surrounded by some of Britain’s most beautiful scenery, with glorious views that are easy to fall in love with.
