Come and experience a taste of country living at Waterloo Farm. Located in the Ottery Valley, Waterloo Farm is a traditional working farm run by John and Alison Werren and their family. They have lovingly converted the original stone barns into six charming holiday cottages spread across 200 acres of stunning farmland.

Each cottage has its own unique character and amenities, catering to everyone from couples seeking a peaceful winter getaway, to families looking for a fun-filled summer holiday, or groups of up to 16 gathering for special celebrations. Three of the cottages are also designed with disabled access, ensuring flexible accommodation for all. For larger groups, our two biggest cottages, Haypole Barn and Sandmartins, can be combined into one spacious venue, perfect for family parties, retreats, activity courses, or festive celebrations like Christmas and New Year.

Saffron Cottage

Tucked in the Courtyard, Saffron Cottage is a charming blend of country style and modern comfort. This single-level holiday home features slate floors, exposed beams and underfloor heating. The bright, open-plan space includes a country kitchen, stylish dining and lounge areas, a luxurious family bathroom, and two bedrooms—one with a king-sized bed and the other with twin beds. French doors lead to a patio ideal for outdoor dining, with a small garden that attracts bees and butterflies.

Haypole Barn

Our largest and most charming holiday barn, features deep leather sofas, warm rugs on slate floors, and a rustic chandelier crafted from a farm cartwheel. Named after the hay pole, now a decorative piece, the barn reflects its farming heritage. The well-equipped country kitchen includes a gas Rayburn, separate hob and American-style fridge freezer. The barn boasts 4 bedrooms: upstairs, two with king-sized beds and en suite showers, plus a bunk room with a nearby bathroom; downstairs, a twin bedroom with an en suite wet room, wheelchair accessible. The barn’s patio, perfect for outdoor meals and barbecues, offers stunning valley views. Haypole Barn can also connect to Sandmartins next door to accommodate up to 16 guests.

Kingfisher Cottage

Kingfisher Cottage offers superb accommodation for up to 5 guests in a cosy, country-style setting. The open-plan living area features a welcoming red gas Rayburn in the kitchen, alongside modern amenities like a gas hob and microwave. Soft leather sofas, wood floors and a wood burner promise cosy evenings in. With two entrances—one via steps through a private garden and another from a level parking area—the cottage is wheelchair-friendly. It has two bedrooms: a master with a king-sized bed, and a second with two single beds, plus a third bed on a mezzanine level. The large Victorian-style bathroom includes a vintage cast iron bath and a wet-room shower, while bespoke stained glass windows and remnants of the cottage’s former life as farm stables add unique charm.

Sandmartins

Sandmartins is a spacious cottage with a bright, open-plan living area. French doors lead to a sunny, private patio, ideal for barbecues and outdoor dining. The cottage has 4 bedrooms: upstairs, there are two charming double rooms with en suite showers, plus a bunk room with a nearby bathroom. Downstairs, a comfortable double bedroom with an en suite wet room is accessible for those with mobility challenges. The well-equipped kitchen includes a range cooker, microwave and all essential amenities. Sandmartins can connect to Haypole Barn next door, accommodating up to 16 guests.

The Old Apple Tallet

The Old Apple Tallet, next to Swallow Barn, is a cosy cottage with charming features like a woodburner in an inglenook fireplace, comfy sofas, and unique touches such as a bird nesting box hidden in the bedroom wall. The well-equipped kitchen includes a gas stove for all your cooking needs. Upstairs, once the farm's apple loft, you'll find two bedrooms: a master with a double bed and a second bedroom with bunk beds and a single bed. The cottage also features a luxurious family bathroom, a downstairs WC, and welcomes one dog during off-peak seasons.

Swallow Barn

Swallow Barn is a charming cottage located near the sand pit play area, allowing parents to enjoy their coffee while watching their children play. The entrance lobby is perfect for storing beach gear or wellies. Inside, soft rugs, comfy sofas and a blend of rustic and modern styles create a cosy atmosphere. Large windows and doors let in plenty of light and there's outdoor seating for evening relaxation. The well-equipped kitchen meets all holiday needs. Upstairs, original beams add character and a bird nesting box with a viewing panel is a unique feature. The cottage has a warm family bathroom with a shower over the bath, and two bedrooms: a master with a king-sized bed and a second with two single beds and a pull-out third bed. One dog is welcome during off-peak weeks.

On The Farm

There’s plenty to do on the farm beyond relaxing by the swimming pool. Children can enjoy the large sandpit and enclosed play area, while the nearby games room and 200 acres of farmland with 2 miles of riverside walks offer endless exploration for all ages. As a traditional family farm, there’s always something interesting happening, from seasonal work to meeting animals, and we love giving guests a farm tour. Feeding lambs and calves, depending on the season, is often a highlight for visitors.

Visiting Hellescott & Exploring Cornwall

Hellescott is a short drive from Launceston which is a historic town in Cornwall. Walk around its narrow streets and visit the Norman castle which sits atop the hill. The town is a hive of activity and you will find lots of independent shops. Every Friday is an indoor market where you can sample some of the local produce. You will find plenty of attractions and places of interest to visit during your stay including:

Two 18 hole Golf Courses within 5 miles.

Cornwall is a great place to visit that the whole family can enjoy. No matter where you stay you are never very far from the coast and beautiful countryside walks.
